Improvements to properties in Trinity Village
The usual Summer schedule of external maintenance work on properties in Trinity Village has been put on hold this year under Knight Frank's new regime. Shaun Roberts advises us that "the plan is to conduct a number of refurbishments to internal common parts. The actual list of which buildings is still being concluded."
While there may be no plans for external work to whole blocks in 2018, we have asked Knight Frank if there has there been an "audit" to identify more piecemeal external work that is necessary. We have highlighted several front door steps in Merrick Square that need attention and front doors on the north side of Trinity Church Square that are in poor condition. We have reminded Shaun that we have previously suggested using the refurbishment of individual flats as an opportunity to introduce improved sound proofing. Shaun has responded:
"We have a Knight Frank buildings surveyor allocated to the Village. I have regular contact with him to identify areas of need and welcome any information you have relating to more urgent works..... Upon finalisation of which common parts we plan to refurbish this year, I will share this with you. As per the lessons learned in the first phase (34 & 38 TCS, 10/12 Falmouth), we plan inclusion with the direct residents as to colour schemes and timing. Our surveyor is also aware of the standards required by our contractors with regard to behaviour, security and standards whilst on the estate. With regard to sound proofing, I can confirm that the policy of doing so when vacant and during refurbishment continues. I am sure the end results will be well received by the neighbouring tenants."

Long leasehold properties
Jacob Saddington of Mainstay has just reported that audited accounts for the year ending December 2017 will be circulated next week. TNRA are therefore now in touch with him to arrange and then circulate details of the date, time and venue of the next TNRA-Mainstay liaison meeting. This will give long leaseholders the opportunity to raise questions concerning these accounts, service charges, repair and maintenance needs and other property management matters.
Harper Road/Swan Street development
On 26 June, TNRA's Ali Walker met with Chris Duffy of Galliard Construction and Matt Still, who represents Trinity House's interests in the development. She expressed the dissatisfaction of local residents with the way in which the construction project has been managed. Trinity House and Galliard want to establish the extent of damage to properties in Swan Street caused by the building work. If you have any damage to report, please contact the Knight Frank office in Trinity Street and share your report with TNRA at firstname.lastname@example.org. We will ensure that details of affected properties are passed on to Galliard. We understand that they already have details of eight properties which have been damaged by vibrations from the development.
