T: 020 7963 4636 Herbert Nally, Accounts Manager D&G carry out the day-to-day management of the long leasehold blocks, including health and safety issues, and report to Nelson Bakewell (NB). Day-to-day queries should be made to D&G in the first instance, then referred to NB if the issue cannot be resolved. D&G demand and collect Service Charge payments (including insurance) and payments in respect of the Reserve Fund. The Service Charge fund is used for day-to-day expenses such as cleaning, pest control etc, whilst the Reserve Fund is for planned maintenance and any other exceptional items which arise. NB demand and collect the payments in respect of the Ground Rent on behalf of the Corporation of Trinity House. Legal notices or enquiries relating to licences (to assign, sublet or alter) should be directed to Daniel Bray at NB. NB has delivered the long-term strategy plan in respect of Planned Preventative Maintenance (PPM) (2006). However, D&G will implement the plan going forward, calculating and demanding the required reserve fund payments and instructing contractors. |
